Property Management
Property management is probably the most common fear that prevents a would-be landlord from investing in real estate. Nobody wants to deal with tenants in the middle of the night. You don’t want to deal with evictions.
Property management eliminates 2 potential problems for you:
- Renting the property quickly
- Screening tenants
- Handling maintenance calls
- Collecting rent checks from tenants
- Dealing with problems
Renting the Property Quickly:
Property management companies often have a waiting list of tenants looking for a place to live. When vacancies open up, a good property management company will be able to fill that vacancy quickly.
Screening Tenants:
While it is important to rent the property quickly, it is equally important to rent to the right tenant. You want someone who is responsible, can meet their financial obligations, and will take care of your new property. Our property management services run criminal background checks, employment history, and credit checks on all tenants. We check references on previous landlords. We do not rent to people who have had previous evictions.
Maintenance Calls:
If a plumbing leak or other emergency happens at your property, the tenant will call us, not you. Our maintenance people will take care of the problem without disturbing you. When you sign up for property management services, you determine the dollar amount where you want to be notified before work begins. Otherwise, our property management team will use their discretion to get the problem solved as quickly and for the least amount of money. Unlike many other property management companies, our company does not charge an additional fee for maintenance calls.
Collecting Rent Checks from Tenants:
When you invest in rental property, you don’t want to spend all of your time chasing down late rent payments from your tenants. Obviously, by selecting the right tenants, and making sure they can afford your rent prices, this should be a very infrequent activity. But, it does happen. Often, people who are not experienced as a landlord will think the tenant will just pay later.
For someone who is not a professional property manager, dealing with a tenant who is late with rent can be very difficult. A good property manager is able to separate emotion from business. Rent is considered late when it is not paid by the due date. When you use our property management services, you don’t have to chase down rent checks. We will collect for you. If the tenant does not pay, we will begin the eviction process immediately.
